We didn't have our cabin in the smokies at that time, but to Luke's point, people where going stir crazy and where booking our Lake House where they could still have fun with family but be away from the crowds.

Why would a FSBO tie up the house with one person at a much lower price, plus give you time to try to sell it higher instead of them just dropping the price first online to stir up more activity for themselves?

You said they were great tenants so I would just fix it and eat the cost and move on, no need to stir anything up if you already have good tenants over this
