You mention you have no experience in these types of parks and your first deal you want to take down 100.When I was working for a GC we did a condo project for a developer who never developed a building before and he sold his company (it company) and used the entire amount to develop real estate.He ended going bankrupt because his inexperience with his experience and his designers and every mistake they made was multiplied by 150 since that is how many units there were.

He views me as an inexperience buyer, and claims that any good lender should get the appraisal in 2 weeks and can guaranty that I get the loan and I could back out before the closing date if I really wanted to.

I'm sure that's just inexperience and illiteracy in REI leading me to that conclusion and I'm sure there's great deals around me, I'm just not sure how to look for them or go about that - I know I know, "build a network, dial for deals" etc, yeah I can do all that but my gut feeling is that the market is pretty cooked here rn where in other places there's room to grow still.

I chalk some of that up to rookies, inexperience, or foolishness and I chalk the balance up to those who do massive quantities and those who have no other deals so rather than sit on the sidelines, they will take the risk of a small spread.One of the key factors in my book is the time.
