There's a huge delta on what they advertise to borrowers versus lenders, and even those numbers are false.I guess the recommendation would be1) No work - online only high yield savings account2) Willing to do a tiny bit of work - park it in bank accounts with sick sign on bonuses GL!

If banks want real numbers, then how come we have numerous examples in this thread of 6-figure deltas between appraised value and purchase price within weeks?

Since I’d end up paying retail for the rehab myself because that’s not where my skillset is, my logic is my time is better spent elsewhere and the economies of scale I gain by using a large TK outfit essentially equate the the delta between any “deal” I may get on my own and the amount I’d end up spending as a small “mom-and-pop” investor to a contractor/crew.

IE brokerage fee's and delta on lending money etc. but it is a job it does not just happen.. it really depends on your history and were your coming from..

@Jess White There's quite a bit of difference (or delta) between the interest that you pay yourself back at on the 401k loan and the normal rate of return on well invested 401k options.

I drove a 79 Olds Delta 88 for a while that looked like a mosquito fogger going down the road, that burned & leaked so much oil you had to keep a case in the trunk and add oil after any trip; you had to disconnect the battery every time you shut it off for more than 15-20 minutes because the short was so bad.
