Whether we are talking STRs, BRRRRs, flips, syndications, etc the broader desire to be "in real estate" has waned across the board. 

BRRRR has morphed into doing the minimum repairs necessary to appease an appraiser to obtain the desired value.

By celebrating with the entire office makes our subdivision more visible and “desired” within the whole office.

Second, in my city having rentals in the desireable neighborhoods costs twice the amount of property taxes a year or more. 

Not wanting to be responsible for them has two possible outcomes you should be mindful of:(1)  In locations where in-unit W/D's are an expected amenity you limit your prospective tenant pool leaving you with the least desirable candidates. (2) You conscientiously seek out properties in locations where the W/D are not expected.  

I would say an agent who invests themselves is important, and then also an agent who has had clients recently achieve the same desired outcome as what you are aiming to achieve.

@Camille Hoheb - SFH new builds in the Huntsville area are not a viable play right now, unless you have a desire to put at least 30% down.
