I just had a thought but for all my residential real estate investors, what challenges do you guys face when it comes to underwriting/analyzing deals? 

When I have some free time, I'll research other options that won't cost a fortune for the small guy.

I'm curious though, did you have a bad experience with NREIG?

I was wondering does anyone invest in areas were weather is bad like tornado weather?

But sometimes with Multi-family properties, this is not the case due to a property having "bad luck" with it falling through and back to market.

This is insane that these guys got that large of deposits on a pre sale rental house construction sent directly to them. 

I don't invest in SA, but I do know a few guys on here that are in the market, @James Winchester II and @Ram Gonzales

Before guests could see it like a real estate agent fee etc, from now on as a LL you will be the bad guy for cost increases. 

Unfortunately, there seem to be investors that buy too high and then when the overages arise and the delays pop up are jammed up against HML payments resulting in fire sale pricing to get out from a bad deal. 

Wholesaling is a common entry point for new investors.First understand, the guys on You Tube that are popular, state in their YouTube videos that they spend between $25,000 and $50,000 a MONTH to get the numbers they are talking about.
