I got side tracked on my investing journey with a large luxury STR that I thought would bring great riches and yadda yadda. 

I listen to a BP podcast about guy has done 400 flips, another investor buys bought a 54-unit apartment with a Reg D Security, and yet another newbie gets a fixer-upper for 30% of market value and rehab costs are $10K below estimates while having a wife and two kids….yadda yadda.

Originally there were some boundary issues that I wanted investigated, and the surveyor found encroachment issues (between properties in different zones) so the city had to get involved yadda yadda and it's dragged on. 

I don't accept Section 8 for the reasons others have cited: bottom-of-the-barrel tenants, tend to violate lease at a higher rate than other tenants in the same price range, irresponsible, yadda-yadda.

So, standard disclaimers before I wade in - YMMV, IANA (Lawyer, Expert, CPA, Professional, yadda, yadda, yadda)First the idea that a primary residence isn't an asset is just mind-blowingly off base to me.

Just try to really absorb how that would feel, before you start blathering on about protecting your investments and how it must be done, yadda yadda.  

Lots of drama, cops being called, yadda yadda.  

Then he starts on a rant about how everyone wants "proof of incomes" and why doesn't anyone believe in cold, hard cash, he makes a decent living and he can support his family, yadda yadda and on and on.
