I also have relatives working near there that could occasionally check up on things.

We're primarily focused on real estate finance at this point rather than rentals and flips, but we still occasionally flip when an excellent opportunity pops up.

Once you have multiple properties in that market, built knowledge and relationships the lines between OOS and homefield-investing start to blur, at least you narrow the gap. 

I agree that short-term rentals usually include some degree of risk and that occasionally, items break or damage themselves.

And then just do that occasionally to make sure they're remembering.  

The pros - pay on time, clean the house, and occasionally cook for me. 

All of that said, I just want to get together occasionally to give my wife a break from me talking about real estate all of the time.

I worked 3rd shift for 15 years and still have the occasional overnight but in my line of work (group home worker) this allows me several hours of free time to work on real estate stuff.

I had a step-son who went to school at SFSU, there were occasional days of pleasant weather, but never like good ole San Diego.CA with crap weather sounds about as close to hell as we will find in this life.
