If you can scale and there are a few folks that have in the US it can be a big business other wise its just like any other wholesaling guru stuff.. they make the money selling you the little course.. which is simply not that complicated..

I just don't like to see a beginner think it's all going to be blue sky and butterflies and then run into what should be somewhat expected complications.  

It's possible this person only has the best intentions, but also highly probably that they are attracted to you and this could get complicated quickly.

A minor can't be held responsible in the same way an adult can, which can create complications for legal protection and insurance coverage.Additionally, giving real estate to a child is treated as a gift by the IRS.

If you go with the fourplex option, it is imperative to go with a rock solid property manager as they tend to be a little more complicated than a duplex.

If it's 50/50, it gets far more complicated. 

This is the cleanest route in terms of meeting FHA standards without complications, but it obviously doesn’t help if you want to move on this duplex now.That said, there’s a very slim possibility of success if you prepare a compelling appeal for an exception.
