Since I'm new I've been using a lot of AI prompted Pace Morby friendly cold call scripts lol.Again, this is my first post so I apologize if this isn't something I should be posting but I've heard nothing but great things from this community and thought I'd just reach out. 

I was also strongly "encouraged" to get an attorney.A local TN friend, who's an fabulous small-town attorney (like Matlock, only skinnier and not as tall) agreed to advise me.

I'm an investor-friendly realtor in the area and help other investors invest in multi-family. 

I decided never to invest in turnkey when the company recommended to me by a friend ended up being a complete scam (Morris Invest). 

Since they can't do each property individually, they use comparable sales to make broad generalizations to determine percent changes.
