It was a nice getaway and gave us a chance to check out a possible new area for us.Sedona is wracked with restrictions, sometimes less than a few blocks away can be A-OK for STRs while 3 blocks away, they are banned.Having an agent like @Martin D. who is an investor himself and is very knowledgeable about the Sedona area and knows every little detail about the restrictions AND the political climate that can drive the changes is very valuable.

Searching the Internet drive me to this out and chat, but in case it helps someone else, two years ago I start paying $495 a month in a one year subscription net 30 plan.

Pilsen, or comparable...will need to be a walkable area 10-15 min drive to downtown and land cost that is reasonable, this will be the hardest thing I have ever done but I am charged up for the challenge.  

I get to wake up one day with a purpose that I can drive around preferably in the sunlight, walk around, go admire some beautiful craftsmanship, touch and get a connection with people (investors, buyers, tenants, subcontractors, vendors), also the satisfaction from turning a turd into a gem. 

Lake view without direct water access but a ramp 2 min drive away.  

If I parked it in the garage and didn't drive it, it would use no gas (utilities).
