If you don't need the PATH and restaurants within walking distance, you can deal with a ferry to lower Manhattan (in community) or a 10min shuttle to the PATH, you plan on starting a family, you really want to live on the water and actually maybe get on the water for boating/kayaking/paddle boarding, then I would recommend Port Liberte.

The backside of the mountain is quiet with beautiful views and just a quick drive or shuttle to the village. 

And there are express bus lines that shuttle commuters into midtown on nice comfy charter buses for $6/ride.Crime is petty.  

Every "Handyman Pete" on craplist says he/she can tile everything, call em up and say you bought surplus space shuttle "oh yeah, I did a bunch a dem space shooters, that's extra though!"

That being said, if you are the property manager, couldn't you consider yourself a real estate professional and run these profits through a separate S-Corp (or an LLC taxed as an S-Corp) and then draw off a W-2 / and a K1 and then shuttle these proceeds over to a solo 401k ?

Maybe I'll look into shuttling cash flow to an account specific to each property up to a sufficient reserve amount (maybe 10-20k) then stopping.

These resort communities include clubhouses with concierge service, shuttle service to the primary attractions, splashpads, movie theaters, arcades, etc.
