It happened to me as a much younger an inexperience home owner.

So, if you give your members a great move-in experience and they stay for a while, you'll earn more than the 12% fee structure. 

My inexperience is in knowing contractors, demolition, or subcontractors to do the work quickly and with quality.

She was certainly motivated, but I think I negotiated myself right out of that deal due to inexperience.

But inexperience doesn't make it irrelevant, if that's why you don't want to discuss.

There are some really good contractors who can help you - and there are some who smell inexperience a mile away and take advantage.

But in experience, I've had a number of folks who ALWAYS pay their rent on time as top-priority and as a huge percentage of their monthly income, but can't save up enough for the deposit when they need to move to cover the deposit (lets be real, many of these folks wait until the last minute to plan their move).Thoughts? 

It may be a sign of inexperience and it also may be a sign of getting money where they can.

I have reservations about this structure, but it may come from inexperience with l/o format.
