The fact that she's posted to this thread time and time again shows she's at least motivated and she's already got a website etc....But back to the wholesaler part... they get a bad rap because they are seen as the used car salesman of the RE world... looking to make a buck off someone else and pass a problem down the line.

The planning commission said we wouldn't pass a perc test for a septic tank or be able to find water drilling a well because others had failed or be able to get utilities up that canyon or be able to cut a driveway through that cliff.

the first reason is i like to see what they are delinquent with. if it is a student loan or a CC bill that is one thing but if it is repeated car note issues, i pass. a tenant will choose paying the car before the rent every time.
