Regardless of your political bend it is an undeniable fact that governments want to tax and regulate and companies want to monetize.  

Point is, appreciation (both in RE and my example), can be monetized into cash flow, it is just not on a monthly basis.

I have done this strategy twice and my personal underwriting allows for 97% leverage, $500/mo NET cashflow (after I move out) and with that leverage I am usually over 20% cash on cash return when I move out and turn it into a rental.

Let's say you had 20 homes at 400/mo net cash flow after loans, that's 8,000 per month.
