Its is more ideal if rates were in a place where deals actually made sense as long as your using the old creative eg. adding a DADU, house hacking, Co-Living etc.

So each builder is working on a calendar that has a certain capacity of builds, they are saying WHAT builds do I give a slot for, because each slot has 20 different projects begging to be it.

BTW, they count my house in Japan as one of my conventional slots even though it's a Japanese bank loan.

I have seven properties I've bought in the past two years, and my only regret is that I've run out of my six slots to do Fannie-Mae backed cash-out refinances.  :(  So now I'm reduced to commercial loans, which are far less attractive, especially long term.

We have zoning that allows you to split certain lots (like RSL zoning) in half, or build additional dwelling units like DADU's on the property to quickly turn one 3% down househack into a 2-4 unit portfolio of rental properties.

I would say 70% of our tenants here in Connecticut pay through our website and the other 30% either mail payment to our office or drop it off at our office in the rent slot
