I have a property in Rohnert park right next to the Graton Casino I bought in mid 90s for 27k  4 acres tax's 200 a year just sits there.. just put it on the market for 3 million will take two though  :)  its all perspective.. and where you live I made more on my bay area properties in appreciation than I could have possibly hoped to make in a life time leveraging small dollar rentals or drip income at 200 a month per door.. but to be fair I am not an investor I am a business owner and we create income with commission s Points  interest delta building new homes etc etc.. average investor cant do that .. they don't have the skill sets or experience to get the financing to pull this stuff off.So I totally get the buy a rental house try to scale it for the average W 2 or high income earner who is focused on their career.

Final thought: The 50% more profit from STR vs Long term rentals seems pretty glamorous...it’s like gambling at a casino and hitting 7’s....and then the dealer changes (regulation/inventory)There are over 2M STR listings in the US alone.

But for right now the only buyer I would trust is someone with the actual cash. on the flip side we had 5 closings this last week  One hedge fund  One refi  ( big one ) One sale to owner occ ( Vegas and they were laid off from Casino just needed to get a letter from Casino that they will go back to work in 30 days which they did and FHA funded) payoff from 2 turnkey buyers one a US citizen the other I think from South America and one other owner occ all of these in different states..

Understanding I am not Nostradamus, Ive already started purchasing, and will continue to dollar cost average down for up to a year if we keep going lower.Im spreading out my purchases among safe dividend stocks I already have positions in where the yield is very attractive like KO, AFL, CL, then making some smaller riskier purchases where there is high upside (but also the possibility of the companies going bankrupt) like Reology, Royal Carribean.I bought a few of the Vegas Casino's same thought as the cruise.. but I cant see these building getting mothballed LOL

But we have minor league baseball and hockey, college basketball, baseball and football, 2 drive in theaters, 2 lakes, 2 malls, multiple golf courses, country clubs, 2 skating rinks, an ice skating rink, museums, orchestras, theaters, some amazing parks, and tons of great food - all within 5 - 30 min away. 45-60 min away you have Amish country, major league baseball, basketball and football, Lake Erie, casinos, 3 airports, etc.
