I looked into the maintenance option years back to discover a trend of:  apx. 8% monthly fee which only included rent collection (everything else from maintenance to turnovers etc, extra, and poor reputation on repairs.)

While I didn't love the 30% cut they took, I was happy to have it in experienced hands (and a lot of what they did, advised, etc. was on-track with what I had researched, discovered here and on other STR forums).

I've recently discovered that several key lots I was counting on are actually in a designated wetland and basically worthless (the remainder of the property is very steep and could really only be used for recreation, maybe a couple hill side homes but nothing substantial.

Neal tried to distance himself from the deal and saying he invested his money as LP (which I will not trust unless I see audited by third party) still no progress and starts keep getting more horrible each quarter as they discover more assumptions were incorrect.

Come down off the cross, build a bridge with the wood, and get-over-it........Success and victories are MADE, never discovered. 

He was always full of excuses and we eventually discovered he was a compulsive liar but that took quite awhile to figure out.

Luckily I was there to discover most of this damage and fix it myself in between guests so I didn’t have to cancel bookings. 

I recently discovered that moving my stock investments to another broker that I can get low interest loans via Goldman Sachs with the portfolio providing the security.

He and I have been discussing this since we discovered the idea independently and realized we have a similar goal. 

Immediately seeing the 8 Cap at a 16% vacancy, they bit, only to discover they'd seen the deal a “year or two before”.
