Yeah.. until the AOS is signed and the earnest deposit is received, there is nothing legally binding them to a verbal conversation or agreement.If they are willing to dump you for the new guy, you may be lucky that you got out of that deal.Lick your wounds, go on to the next one.

Take the ao list and add other qualifiers like behind on taxes, behind on payments, recent eviction, and it will reduce your list from 8k leads to 100.

If you give the right to cure, you can't unilaterally walk from the deal based on inspection and you are locked in.Your offer should ask for a copy of the leases within a few days after AO, so you can review and approve.
