Today it is worth about 350k, which comes out to about 4.5% per year and that includes the 1970's, 80-'s and 90's - basically 3 decades of economic decay in Milwaukee.

Additionally, they provided a termite moisture report from 5/11, mentioning an active plumbing leak (that would need to be repaired before treatment) and wood decay fungi in the crawlspace treated on 5/31.

When the wall is used as a conduit for water foundation decay still occurs, even if the water doesn't ultimately end up on the basement floor.

To counteract this trend, some HOA by-laws often establish very restrictive rules to limit non-owner occupants (renters).

If the roof is made of concrete I don't think it would decay as easily as wood no matter what you decide to put over top of it.

But, my fiancée went and looked at the property, she met up with the landlords PM who spilled the beans on the place. apparently there where dead decaying rats in the walls, and one of the units had flooded every year consistently, there was more...I just don't remember it all.

@Mike EvatzHi Mike - I originally grew up on the south side of Youngstown, so Canfield is like the beautiful suburbs as far as I'm concerned ;) I agree with you long term views for the area, I got out as soon as I could at 21, as I felt that the area itself is in a steady state of decay.

And more often than not its an older person, retiring who wants the steady check, doesnt need all the cash at once and is getting out of the investing game.look for grandma with a decaying apt building. shes your best bet.

I work in the public sector generally and don't make enough to counteract the federal debt to income percentage.I have not been able to save any money for a down payment due to trying to pay down my student loan.I have recently inherited a small amount of money enough for a down payment on a property (hopefully).
