The entire reason I hired a company is they are the experts and I expect them to take full accountability of making sure I am in the know and 100% compliant.

That's foolish in this economic climate. 

I've always been a big fan of not only just being the neighborhood expert but you need to know other areas and markets as well. 

My general metric is 10% economic vacancy at exit, 10% worse cap rate at exit, no more than 2-3% rent growth, and around 50% expense ratio for Dallas.

In brief, housing prices and rents are not going down in aggregate over longer time frames unless there is a radical change in USA economics.

My other goal is to become an expert in deal finding and negotiating where all stakeholders benefit and form lasting symbiotic relationships.

You deduct all of this in the first year, and you have a big tax loss (and an actual economic loss).
