Beyond the Block: Why Agents Must Evolve Past Neighborhood Expertise
In today's real estate market, simply being the "neighborhood expert" no longer gives agents a competitive edge. As Guzman explains, modern buyers and sellers are more informed and expect more than hyperlocal knowledge. They want strategic guidance, relevant market insights, and agents who can do more than just recite square footage (Inman).
What skills or strategies do you think agents most overlook when trying to stand out in today's competitive market?

You're right! I've always been a big fan of not only just being the neighborhood expert but you need to know other areas and markets as well. It's not uncommon for an agent (in the DC area) to get the listing but not the buying of their new house because the client wants a hyperlocal agent in both jurisdictions. I like to educate my clients on why having 2 agents can be a bad situation when you have 2 transactions going on at the same time. When you're able to diversify yourself you can grow more and get more business.
