I've got a few properties that would really benefit from updated heating/cooling systems. 1 duplex I have has electric baseboard heat / window AC (Old 1880s property, no crawlspace or basement, no existing ductwork), another I'd like to add central air too, and a 3rd that has old gas wall furnaces / window AC that I would replace with mini splits (again no ductwork).

we removed an exterior door, added 2 windows, complete new kitchen, new existing bathroom, new electrical and climbing, added a mini split AC, and added an eye brow porch in addition to new flooring.

(Bad spending habits during college) Only 10k for a down payment which wouldn't get very far most places let alone Hawai’i I have a full time job and a part time that really only bring in a little under 4k a month and planning on getting a better paying job in a month to bring it up to about 4,500 a month (still not a lot) I currently live rent free and have no other debt which is wonderful so saving is my current goal however the spot I live in isn't a permanent arrangement and am expected to move out at the end of the year my original idea was to try and buy a small live and flip apartment that id do myself for the easy stuff (not electric and plumbing lol) and go from there but because of my location, there's nothing affordable for me and leaves me stumped with my next, technically first step toward ownership any insight or help on a good first step would be greatly appreciated Aloha Makani, we have a BiggerPockets Hawaii Fans meetup this Sat, Aug 9th @ 10am HST in Kakaako.

So I will get a better idea if there's anything structurally wrong as well as the integrity of the electrical systems and plumbing etc that comes with private inspection.

I’m not in a rush—right now I’m just saving up to finish the bathroom renovation and cover six months of rental expenses.In the laundry room, there's a flood drain for the HVAC system, and unfortunately bugs seem to be coming in through it(assuming).
