I know Kearny very well I understand it's close to the track and bulls stadium granted the subject property is closed to harrison. but what ever you decide to do please let us know I'm curious of you decision

They are in a beautiful old west side neighborhood with gorgeous homes and tree-lined streets, but two blocks from the stadium, so people can walk to the game and not have to mess with the traffic.

That's what I was thinking, It is in an amazing location, right on the bus route, across the street from convenience stores, a newly built Walmart, major shopping centers, parks, schools, and the Cardinals stadium.

Over the years, a casino has been built to generate revenue for the surrounding area and along with a new soccer stadium.

I dont see any backwinds in terms of cap rates from the stadium at all.

And boy do they love their big schools, big football stadiums, big everything.  

The area near University is a plus because of light rail and with the addition of the new Soccer stadium it's definitely a up and coming area.

For example, I know someone that works for a company that rents a home outside a NFL stadium on game days.

Many people waste years, in no thousands of dollars, before coming to this realization.There is still a roll for you to play, even if you're not "passionate about real estate".Think of it like a live professional sporting event...There are players on the field, fans in the stands and vendors (usually selling fan gear) inside and outside the stadium or arena.Everyone has a part to play, and when it goes well, everyone has a great time.The folks on the field are the ones who should be on the field.

I saw a building right across from Met Life stadium this weekend called The Monarch that was absolutely gorgeous.
