having been in the fund space managing one for 5+ years, I can say its very different than just owning real estate - you are a company and need to have people in place like attorneys on speed dial, investor relations people to answer calls, great tax and accounting people who get stuff done on time (I have one fund that we have two assets left that we are closing but it has been a nightmare with our external accounting getting paperwork to us on time - so frustating). 

It’s how we keep spaces safe, especially for women in male-dominated industries. 

I also use the CRMs built in email to send out 8-10k emails spaced out through a couple of days.

In others, tenants might expect larger rooms and could see the small size as a downside.If your market leans toward valuing functionality and higher bedroom count (like for families or roommates), two smaller bedrooms might rent better.If space and comfort are bigger selling points, one larger bedroom could make more sense.Bottom line: let the local market guide you — and great job thinking this through before pulling the trigger!
