When a vacationer has a choice of ski lodge condo (right next to the slopes), casino hotel, motel, or house, they often choose the former before the latter.

Poor snow conditions at Mammoth are likely superior to average conditions in the So Cal Mtns but it sure is nice to be able to do a day trip to go skiing in the local mtns (but they are not comparable, if you have the time and money go to Mammoth).However, when I have gone to Mammoth in the Summer, I find it easy to get lodging on short notice at a fraction of the price (versus my beach STRs are virtually always booked at least a month ahead even in the off season but also a reduced price).

This is filling the STR properties with tenants, helping my investors see strong annual net cash flow.Here’s the current (As of the August 2021 report) lodging landscape in the greater Sedona area -- • Hotel Rooms: 2,789 • Timeshares: 1,504 • STR | Single Family Home + Condo/ Townhouse: 992 equaling 2,877 bedrooms (2.9 bedrooms avg per house) • STR | Home Sharing Apt + Guest House + RV + Private Room: 347Overall, STRs outperformed the past few months compared to the previous two years.

A bunch of speakers were preaching the "your time is now" mantra and one guy spent an hour doing a commercial for his fishing lodge (that he didn't build, he was born into it) at about $1,000/night.
