See, unlike those other players who have their set charges, you, the investor, are playing the variable game.

I know the latter is like a CD, yet higher, but great hedge to taper your entry into RE again on the event the rehab takes time, market turns bearish short term yet define your directional position.I've done this in Nashville, among other areas, and my cost basis is so low and my capital has recycled.

Only viable work around is for the players who can close and hold property for what is a very reasonable short time, so they protected flippers in it. 

And it APPEARS as if some big players in the real estate field are actually able to successfully invest with this analysis - until you look closer.  

There is no such thing as a risk free investment, unless you are parking your money in a CD or Bond. 

No one asked about you and how risk averse you are or if you're comfortable in C-/D neighborhoods. 

This is the pond that the real players fish in.
