Sometimes local REIAs or smaller mastermind groups offer more hands-on value without the price tag.

I’ve looked at markets like Jackson too, and while the price tags are attractive on the surface, you’ve got to ask why they’re that low.A lot of the time, properties are that cheap because they’re in areas with extremely low demand, high crime, or zero appreciation — and more importantly, they attract high-risk tenants.

I didn't tag bob on this forum, look him up and give him a call. he's pretty busy with his investments. 

AND if that's the case, then mail him an Air tag too and track where it goes. 

Then drop funds on that big coaching price tag.
