They were Class C and D, which take a LOT of time to stay on top the tenants.Padsplit does this, but only with Class A properties & corresponding tenants.Also, be aware YOU will have to supply kitchen, living room, laundry and other common area furniture and such. 

Hey Tye, what I would do is check if there are any new builds happening in the area.

Orange County is a large area.  

My advice is to first get YOUR living area planned out. 

It is also good to know which submarkets are up and coming and buy in those areas.

I suggest joining a local real estate group to meet people in your area.

Multi family has been getting crushed in a lot of areas the last year.

In the same breath, the tri-state area is far from investor friendly (at least from my POV).

The deal was in a good area with good comps, but not comps that supported the wholesalers purchase price.
