The most important thing you need for that is a great cleaner who is also willing to do non-cleaning tasks for you when needed.I think it makes the most sense to hire a PM when you want to buy back your time and spend your time doing something more valuable than self-managing or simply having the freedom to pursue something else that matters to you.It can also make sense if you don't want to spend the necessary time to educate yourself on how to self-manage the right way.

I could also potentially pull $100K instead and try to still do a owner occ loan and get a $5,361 monthly.I'm unsure of my goals now as it really was to achieve financial freedom with semi-active/passive income build-up but the thought of being able to leverage the cash is very intriguing to me.

Proc. 2002-22, which outlines key features like:- Each co-owner holding a direct, undivided interest in the property- No centralized management or pooling of income/expenses- Freedom for each owner to sell or transfer their share independentlyIf the agreement is too collaborative (e.g. shared profits, joint decision-making, or a “manager”), it risks being treated as a partnership, which is not 1031-eligible.Since you’re living in the property, your portion is considered primary residence use, which doesn’t qualify for 1031.
