Gives tenant chance to note any issues PRIOR to giving them keys and letting them move furniture inPre- Move-out Checklist - prior to tenant leaving, I walk through with them and the move-in checklist and let them know what I am seeing that can be repaired prior to end of lease or risk losing part of security deposit. 

Then, go back to the seller with the report and highlight the issues that concern you.

Capital is not an issue for me I can easily put the extra money down and have reserves but I'm leaning towards not doing it because it would still just be less out of pocket taking the hit every month.

If you want to maximize revenue with the co-living strategy, maybe see if there's anything you can improve on your operation to minimize your issues down the road. 

Do you think this issue is specific to banking services or what do you think is the root cause?

as you can tell I dont really work in the fico world and credit is never an issue to worry about.

Hi @Ramsey Doumani,The 30 day minimum isn't necessarily an issue, but only allowing three leases annually can significantly limit the full rental potential of the property.

not really sure of what the specific issue is but yes, you can do that, just make sure the fabric you use is water permeable you want the ground water to still get through to the tree roots.
