Rural 1st is a national outfit with a good reputation and they might be able to assist with the land purchase.

Even worse than working with an individual bookkeepers, these outfits will insist that they have their "systems" well-oiled and will refuse any adjustments.

I would suggest looking in the rust belt and mid-west .... you could get 8 SFRs, 6 duplexes, two quadraplexes or one octoplex for the price tag of that 250K(ish) duplex you've been considering.Ironically I had a cold caller today from a turn-key outfit in Columbus.  

We're looking to buy once a year or so, since our area of experience is more about outfitting a STR, photographing it, listing and managing it, etc. instead of acquisitions.

My plumber, who is also one of my mentors, runs a combined HVAC/plumbing outfit and can buy and sell me a dozen times over.

Not so......why pay $30k to outfit a STR when you could pay $5k?

sure beats the likes of Networth or that other wholesale outfit in Texas  my day job is funding bottom feeders so I get the low ball offer concept..

If you are on the hunt for a mom and pop outfit it may be worth asking any country club friends (if you have any) who cleans their homes.
