The second house the seller was not forth coming at all and it wound up needing serious plumbing repairs and it needed a roof.

Do you happen to remember which style and thickness you wound up buying that satisfies most guests?

I wound up buying a mostly turnkey SFH (need a few minor repairs after inspection) in Indianapolis with an agent off the MLS.

I wound up buying both.  

Of course I would have preferred recovery from a flesh wound instead of an arterial bleed :). 

I physically tossed a colleague out of my office and I wound up in court over it. 

We just stay away from areas that don't show signs of growth or such. when i started HML in Detroit in 2002  the values were right in line with teh 2017 to 2018 values you have in this chart.. then the GFC hit and those homes went down to the 2012 values in your chart along with many other markets that did the same thing. so time heals all real estate wounds it depends when you bought. 

We had to refi one of the properties that the owner was carrying for a short time and wound up using an investment lender at a crazy rate that would do it.
