My neighbor who used to install garage door openers for funzies came and installed me two for free ($150 for the opener plus free install) out of the kindness of his heart and wouldn’t let me repay anything including telling me what kind of alcohol he likes.

One of the major driving factors in my motivation for real estate investing and development was my grandfather, an architect and developer who had built a substantial commercial real estate portfolio in Seattle in the 80's and 90's coming from a tough, poor upbringing and an abusive alcoholic father that was quite an accomplishment.

Here are the big six (6) reasons people leave behind a vacant property: 1) "Skipped" on bills or other people 2) Drugs and alcohol 3) Incarceration 4) Severe mental & emotional problems 5) Senility 6) Death By reverse engineering each vacant property opportunity, talking to neighbors and others in the immediate community, you ought to be able to get a lead on which of the above scenario is most likely.
