It was a win/win because with my guests going to dinner with a $50 gift certificate they felt like they were getting their meal paid for but the owner of the restaurant once told me that my average $50 gift certificate holder would spend a minimum of $75 while they were there on extras like appetizers and alcohol purchases that were typically big mark up items for him.

I actually had help from someone who reached out to me - trying to sit me down for a cup of coffee to learn about real estate investing - and since I don't drink coffee or alcohol, I countered with asking him to join me in picking up these cabinets.

Apartments might be a little quicker than SF homes, but we have an actual slide deck (on a tablet) to walk them trough the main issues and we have significantly fewer issues with people that went through our formal orientation @Marcus Auerbach I think we just proved that there are reasons you can make it work and reasons it doesn’t work under both scenarios.

I use Proper insurance, unwritten by Lloyds of London, for my STR - covers the extra issues you would expect from an STR like vandalism, alcohol liabilities, business interruption up $10k, hot-tub cooties etc.
