They hear what they want to hear and fall for the flash over actual substance.I'm not saying this method is fool-proof, but it's Step One of smart due diligence. 

Has been doing so in all types of markets and not just a flash in the pan that is likely to burn out.

I got the inspection back and there are multiple little issues and a handful of things that eventually need addressed (front porches weren't cemented to the ground, no hangers, and supports were shoddy during stair construction, and no flashing between porch and siding).

This might be the cleanest but also the most expensive way as there are 2 closings  that need to be paid for as well as the possibility of needing flash cash to fund that A-B closing.
