Don't forget to look at mechanicals - they aren't sexy but a new hwh or furnace is a selling point.

In Florida, Teen killed in motorcycle accident  ( highly suspect that his plan to claim on insurance went awry and strong prescription painkillers involved).Single person occupancy and he was the only person on lease.He was in the midst of moving out, but left behind starving animals, drug paraphernalia, junk.Now multiple strangers are driving around and selling off his 6 vehicles and have been staying in the house after his death.

Use the BP calculators build up the income so you and your daughter can live off of it and hopefully as you scale you will progessively have enough cash to purchase a rental a year.It isn't as sexy but for me and my family safe is sexy. 

New builds.....they seem attractive and sexy. 

There were people who bought at the height of the market who are doing just fine, it's just their stories are not as sexy.

This isn't the sexy part of investing in real estate, running numbers and leveraging debt and automating rent collection, not by a long shot.

Raising capital sounds sexy but can be a slog especially if you don't have a track record. 

While flipping to other investors or home buyers who need seller financing is not sexy, it is profitable and can be done in volume.
