Don't judge the deal on it's first year cash flow, look at the bigger picture.I am not sure to what extend these issues were known when you wrote the offer, the roof and electrical are pretty obvious, checking the sewer stack during the walk through should be standard, but if its a small leak it can go overlooked.Your goal is obviously to get everything taken care of, but don't look at this as a confrontation, it is about achieving a mutual goal.The seller may take the stance that you should have known the age of the roof and you got the property deeply discounted.

When I confronted him that these were fraudulent charges and I wasn’t going to pay, I told him if he kept harassing me, because he’s calling me five times in a row at three in the morning telling me to give him his money, I was going to press charges and take him to court.
