It is NOT  a red flag that a vendor will only work with cash buyers that is just things that are promulgated by other turn key outfits.

this wont work on pretty much all levels  too much cash ripped out up front  relying on refinances that may or may not come .. appreciation which is not a guarantee  plus other than Chris here show me any other TK type out fit that has been in business for 15 years.. that's a LOOOONG time in this industry..

Sometimes I would like a partner on the same page who would tell me to remember our goals and that fancy outfit/purse/whatever isnt one of the goals.I would highly recommend pre-marriage counseling to see if you can come to some agreements.

Clayton there is a Paul Simon song   50 ways to lose your lover.. well in rehabbing houses there is 50 ways to lose your money.Even though you may get some savings on materials with a builder account like we do.. the real savings is in labor and doing the job right the first time and time efficiency.. if your rehabbing lets say 20 to 30 homes simultaneously  IE pretty standard production line for a above average turn key outfit.. the homes are in various stages of course..
