If we simply sell outright the gains, I’d any, will be miserable and essentially toss away decades of work,how else do people off load these investment properties (didn’t care the the DDDD strategy.)Has anyone 1031’d into credit sited funds (think crowd street or other funding platforms that accept 1031’s?) 

If you want to create your own, I would suggest posted them on both of those platforms but there are already several that exist.

To find real estate investor meetups in North Jersey, check online platforms like BiggerPockets for local event listings and forums, explore professional organizationssuch as the National Real Estate Investors Association (REIA) and its state-level branches, and visit Meetup.com, Eventbrite.com, REIClub.com to search for real estate investment groups in your city.

This is also why we allow for the 14-day reporting window, but in practice, most guest contacts happen quickly since guests usually find it more frustrating when they are contacted weeks later.This sounds to me like they're going to pay claims and then go after the guest for reimbursement during the window in which the guest still has the ability to leave a review.

What platform are you using for application, background and credit check? 

For me any market share I can take away from platforms is a win.
