Depending on your location there's a prefabricated cabinet and countertop store in Van Nuys that has the best pricing I've found in all LA, and they also provide a 2 & 3D design when you buy from them.

Liens and back taxes are big items you want to spend some time on figuring out before bidding. 

Outside of that any capex items that might need replaced now or in the future.

If you like to fish or hike, GSMNP is great but if you're not into either of those things then it's tourist shopping in the outlet stores and Dollywood.

I look at every single item in the pro forma and imagine that it is complete BS, and see if I can challenge it.

@Gabriel Castro, hey thanks for responding, and if I can ask a follow up question, if said estate already has a personal representative that has been chosen by the end of probate, as my lists targets those that have already gone through the process and has that PR in place to manage the assets, would an affidavit of heirship still be necessary for certain items within the will, or would that depend case by case?

To be clear P&L statements and running the numbers (or comps short) are two different items.

It amazes me how an agent can send back a contract without items initialed where they need to be initialed.
