Hey Travis, I close a number of these for clients, usually more common on properties that were wrecked by previous tenants and they want to use existing equity to help repair the damages.We would classify it as a 'Refi-rehab' that would include a direct 'cash out' portion as well as a rehab escrow to reimburse you after you finish the repairs.

I know a nurse that goes back and forth about getting medical liability insurance, she doesn't have a lot of assets so why pay thousands of dollars per year to put a bulls-eye on her back.Definitely, and going back to the first post where "Sarah" got into a car wreck and 20k wasn't enough for the plaintiff.... there are people out there who just want something for nothing and act like their life is so inconvenienced now because of a wreck.

The other 3 cars are probably worth $8-12k ea. and if they got wrecked I'd chalk it up to an earned loss and that's that.
