But the spouse/partner isn’t screened by anyone, and that is where most landlords get burned.Here’s how most experienced MTR owners handle it, and what I’ve seen work best:Screen them as a household, not just the nurse.If two adults are living in your property, they’re both legally responsible for rent and for whatever happens inside the unit.

Obviously it's more nuance than that but at 20 I had all the answers lol.This video is by far the best I have seen to simplify the debate and really helped me understand what the right approach is for me based on where I am with income level right now.

I have also watched many youtube videos on what to do, it seems if you have hit the 50k mark in returns , meaning you are making 50k yearly on investments then a S corp is needed.

@Sasha Leans While the respect and being nice part we agree with, the rest of what @Sean Macneir wrote we politely disagree with.A contract is a contract and should be followed.Sean should try his approach with his mortgage company - "hey, I've been a great borrower and paid my mortgage on time for the last x years, but I want out of these Mortgage & Note contracts early".We do agree that you MAY consider honoring the original Early Termination Agreement - if they offer you, or agree to, something of value in return.You could do this:1) Do a video walk-thru of the property ASAP with them in the video, to document any & all damages that will need to be addressed to re-rent the property.2) Determine if property in showable condition with them living there.3) Figure out what you may trust them to fix.
