@Matthew RichenFor a 4-bed unit in Shaker Heights, a reasonable ballpark for a full interior repaint is usually in the $2,500 to $4,500 range depending on the condition of the walls, ceiling height, number of coats needed, trim work, and whether there’s any patching or repairs involved.

Maybe the numbers would work for someone else, but my rental standards are a little higher (eg. for me, drop ceilings are alright in a finished basement, not an upstairs bathroom or kitchen.) 

He personally walked me through the property and mentioned that about 20 years ago, he dug out the basement—originally a dirt floor—by about 10 inches to reach a ceiling height of 7.5 feet.

Similar to the Dallas area like yourself, we are finally hitting a ceiling of absorption of those multifamily units that are keeping our rent rates constant as we move through the fall.

You an absolutely get some good deals from wholesalers. but when I walk into a property with 6 foot ceilings and the wholesaler tells me this wont affect value - I trust my own judgement.
