I'm not sure why they gave me the initial address in the first place, but I suspect they were temporarily living w/ a friend or boyfriend - but I digress.

@Graham KimRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location/neighborhoods to invest in.Why is Property Class so important for investors to understand and apply in their investing strategies?

With that being said what would your first real estate deal be in today’s market and why?

I'm currently looking to flip a house or two in my local B class neighborhoods.

I am open to any advice, contacts or information you might have as I step into this new market for the first time. 

Hello, I am glad I joined here and got me an opportunity to connect with a lender that helped me purchase my first fix and flip using 10% down only. 

Or try the reverse - rehab a property in a Class D area to Class A standards and try to get a Class A or B tenant to rent it.Unfortunately, many newbie real estate investors are jumping into buying affordable Class C rentals - expecting Class A results.

EXAMPLE: In Metro Detroit, majority of tenants expect appliances for Class A & B rentals. 

If its a working class or lower class area forget about it.
