My super rough screening method for properties is a revenue-to-price ratio of 10%.

Take a year or 2 to save up a nice down payment and emergency fund then buy a place with as many bedrooms as you can get.

If you buy and hold a property at each duty station, by retirement time you'll have a nice portfolio of rental properties. 

I've done it a number of times now, and it's been a nice tax break.
