The white areas on the wall are where pictures were hung and the wall surfaces underneath the pictures were protected against nicotine stains.  

Very limited English and being overseas the time zones and responses often do not gel together well.

Become an expert at whatever method you gel with the most (SFR, MFR, note investing, flipping, wholesaling, etc.) and hammer away at it until you reach your goals.Best,Mark

There is a product that people are liking quite a bit more and it's made by General Finishes and it's a "gel stain."  

Basically the only thing we didn't charge tenant for was painting, and we did charge paint fee if there was nicotine stained walls.

But I'll warn the tenants about the white residue and interestingly enough most then seem to think the stuff must be powerful because of the residue.Now if these things are german roaches the baits/gels work (I've had good luck with Advion) but in that case you have to tell your tenant it's got to be a partnership between the tenant and management.
