On financing, the key is whether you can get true fractional TIC loans (each owner with their own note secured by their exclusive-use unit).

The easiest path—both for your initial purchase and for future resale—is fractional TIC financing, where each co-owner has their own loan secured only by their share and the exclusive-use rights to their unit.

The faster you respond, the more likely you are to stand out, build a connection, and secure the deal.

If a prospective tenant can't come up with security, first, and usually last months rent they're not getting the keys to my property. 

Some people like to have a separate bank account for holding security deposits.  

@Felicia Richardson - Do you keep the security deposit funds in the same account at which you also receive rental payments?

Doesn't mean it can't be billed to the tenant just make sure to ask for leases.Make sure to get a copy of the Rental Property Registration from code enforcement for any property you are making an offer on.
