I’m here to connect, learn, and contribute to the investing community.My experience with renters and finding good ones is to vet them properly by this i mean do a credit check and talk to previous land lords don't rent to family or friends when you get a good one don't raise rents unnecessarily treat them how you want to be treated so they never want to leave ask to view the property after they have been in it for awhile to see how they take care of things if they have a hard time making the rent each month or are constantly late don't renew their lease and plan on looking for a new tenant soon as possible you aren't making money if your rental is empty if you have to evict them be sure to follow the law in your area and do it swiftly

At the end of the year, it will make it easier to swift through all the transactions much easier if it is in a separate account.Imagine if you have 50 transactions personally and you have to find the 2-3 rental transactions.
