Hi, I was introduced to BP through listening Chad Carson Podcasts, and then BP Rookie, and I got my ticket for BPCON 2025, I got my real estate license for NJ/NY/PA in September 2024 to get immerse in the market, and learn more about buyers, sellers, the market, and it's a lot of work, and not much money as I expected, my goal is to invest in my own properties, STR, median rental or long term rentals, use the BRRR method, and put in action everything that I'm learning from this amazing community.

Increased Business Interest Deductibility — A Huge Boost for Leveraged DealsReal estate businesses can now deduct up to 40% of adjusted taxable income for interest expenses (up from 30%).This is a huge help for BRRRR investors — especially those using DSCR loans, hard money, or other leverage-heavy strategies.Part-Time Friendly: Even if you’re not full-time, you can qualify for this benefit as long as you're structured as a real estate business (LLC, S-Corp, etc.).Electing out of Section 163(j) is still an option but would require you to use the longer ADS depreciation method — worth a strategic discussion with your tax advisor.Quick Recap:For Part-Time BRRRR Investors:Bonus Depreciation: YES — offsets passive income only.Interest Deduction (163(j)): YES — as long as you’re structured as a business.For Full-Time REPs:Bonus Depreciation: YES — can offset both passive and active income.Interest Deduction (163(j)): YES — with potentially bigger impact due to larger active income deductions.This bill opens doors for both sides of the fence — whether you’re scaling a few rentals on the side or fully immersed in real estate.

I have immersed myself in reading, podcasts, etc for investing and have been exposed to real estate most of my career so analyzing a deal doesnt scare me (even though I know there is a tremendous amount to learn in this specific arena).Any advice on how to narrow down on the markets?

I happened to lose my W2 job in March and found a role as Disposition Manager at a big local flipping company- so what I've found is that even with only 2 years of really studying and immersing myself into real estate investing strategies, conferences, books, Tony Robbins stuff.... there's a HUGE difference in my level of knowledge and PROFESSIONALISM compared to younger folks I meet.
