asking for additional capital on new "deals/funds" and Brandon's furu REI "program" suckering more people into this, all while people are losing millions on their past "deals"... i skimmed thru that tribal b.s., and he claims to not get anything out of it. i, guess, other than more sheep to follow him.

The management company I've worked with for years merged with another which recently did roll out such a benefit package to my tenants with their lease renewals this year.I tried self-managing back in the beginning (years ago) and made plenty of beginner mistakes - a tenant who turned the spare bedroom into a weed-smoking group meditation room, a tenant who let the oil tank run dry three times (I've since switch all prop to gas), and even my first management company I found was skimming off the top.

I'm all for simplicity but this goes far beyond that- they clearly going out of their way to obscure how much they are milking hosts.

They keep any profits above 12% and it appears they charge about a 2% fee plus a couple other nonsense items (based on my very brief skimming through some info).
